02 · Service ledger
We coordinate around your bookings. Pricing, guest approval and repair authorization stay with you as the owner.
Scope boundaries, fees and third-party vendor costs are set out in the service terms. Local guest registration and building rules remain the owner's responsibility.
03 · Evidence
Every visit ends with a record. Photographs carry a time stamp, findings are written in plain language, and each note keeps the minutes it took to close.
Scuff on the door frame below handle height. Owner notified with the photo attached.

Times come from the desk log. Repair authorisation and spend stay with the owner. See how condition monitoring is scoped.
04 · Coverage
Counts are active properties with a signed service agreement, reviewed each quarter. A city without a count is waitlisted: we open a desk there once three units in the same district pass audit.
Coverage grows by district, not by city. Check-in coordination needs a coordinator within 40 minutes of the property, so outlying districts are reviewed case by case. Coverage figures describe operational capacity only and carry no promise of income or occupancy. Request a property audit to confirm your district and unit count.
05 · Commercial terms
The ranges below are monthly retainers in UAH for one unit. Final figures are confirmed after a property audit and fixed in the service agreement.
| Module | What the retainer covers | Fee / unit / month |
|---|---|---|
| Check-in coordination | Key handover, arrival window 08:00–23:00, timestamped entry log | UAH 1 400 – 2 100 |
| Housekeeping scheduling | Turnover calendar, checklist per clean, restock flags raised to the owner | UAH 1 100 – 1 800 |
| Condition monitoring | Post-checkout inspection, dated condition notes, resolution time per item | UAH 900 – 1 500 |
| Guest communications | Arrival questions, issue triage, escalation to the owner within 15 minutes | UAH 1 200 – 1 900 |
| Full operations desk | All four modules on one schedule and one monthly report | UAH 3 800 – 5 600 |
| Not included | Third-party vendor invoices such as cleaning supplies, linen and repairs, plus guest registration, building permits and taxes | At cost |
The owner keeps pricing, guest approval and repair authorisation. Vendor invoices pass through at cost with receipts attached. Registration, building rules and tax duties remain with the owner. Read the module pricing detail or book a property audit.
